Property and Real Estate Situation in Marbella - Costa del Sol

Mr. Acosta, what is your opinion about the real estate situation on the Costa del Sol?

The first time I came to the Costa del Sol was in 1981, my parents had a few apartments for sale in Fuengirola.

The real estate market was a boom, then suddenly it went down.

In 2001 the Real Estate Market on the Costa del Sol was again on its best moment.

Everybody loves when the real estate market goes up, no one wants to lose the train.

The property market is quite similar to the stock market.

When its going up, normal people want to invest, ,everybody wants to invest, they think that the market will continue growing forever, and statistics show that its more likely that they will get really hurt.

Market goes up, market goes down.

It goes up for several years, and when it drops, it occurs without notice, all of a sudden.

Professional Real Estate investors operate in an opposite way than the normal people.

I myself prefer to invest during a big real estate crisis, the bigger the crisis the better the chances of increasing profits in the long term.

In 2002 was the great real estate momentum for everybody, in 2005 I knew that it was about to finish.

Now in 2009 I find that there are great special offers on the Costa del Sol.

A few months ago I have been in SIMA Madrid, the biggest real estate exhibition in Spain, and I found hundreds of bargain homes offered directly by the developers.

I provide financial advise to hundreds of investors world wide, mostly I advise them on real estate investments in Spain, mainly Costa del Sol, Barcelona, Madrid as well in Argentina, Mexico and USA specially Florida area.

My first question to my clients is always the same.

Are you looking to make profits in the short or long term?

I know beforehand that investors prefer to get money as soon as possible.

To get money as soon as possible, you need to be when the real estate market is really hot, but against to what you think, its really dangerous. When it cools down, it will occur all of a sudden without previous notice.

Professional investor as myself we already left the market when it was hot. This is like surfing in the sea. You have to look for the wave. The best wave. Never try to reach a wave, wait for the next one. Get on the right position and when it comes, you are ready!

Surf and make all the profit you can, but do not get greedy, jump off when you made a couple of good transactions. If you stay more than 4 years, on the same market you will probably get hurt.

I recommend to make profits during 2 or 3 years, and then look for a new developing real estate market.

As you can see this is not the case on the Costa del Sol right now.

If you are thinking if its a good moment to invest on the costa del sol, the answer is YES, but first you must get to know the different areas very well.

Buying an apartment in Marbella, is not the same as buying an apartment in Fuengirola, and its not the same as buying an apartment in Casares Costa near Gibraltar.

The 3 areas are all on the Costa del Sol, each one separated by 40 km from each other, but each one on a completely different real estate situation.

Which one I recommend?

Depending on the investing strategy you choose I would recommend one or the others.

The safest choice is Marbella, specially Nueva Andalucia, Aloha area, or Los Naranjos Golf course area.

On this specific areas of Marbella Costa del Sol, you will also find that the prices had not dropped, therefore you can realize that it is a safe choice to invest in real estate in this specific areas of Marbella that are not affected by the crisis.

On the other hand if you want to take a very little risk, I will recommend buying an apartment in Casares Costa. This area is affected by the real estate crisis, so the prices had dropped a lot. There are very good properties to buy at excellent prices. This are is really beautiful, there are lovely golf courses, and its very close to the exclusive area of Sotogrande, and very close to Gibraltar. You can make a good profit thinking in the long term.
